Stonehouse at Williamsburg

Since 1989, LandMark Design Group has provided environmental and design services for Stonehouse Community. The 7,230-acre mixed-use community is located approximately halfway between Richmond and Hampton Roads on the Interstate 64 corridor. It is adjacent to the York River and includes a great deal of the Ware Creek Basin, a unique environmental zone including both fresh water and brackish vegetation types. The community is planned to have 6,441 housing units at its build out, as well as 1 million square feet of commercial developments and 2.8 million square feet of office, business, and industrial development.

Master Planning included preparation of water quality impact studies, traffic impact studies, a master road plan and master water, sewer and drainage plans.

A recreation plan was developed incorporating the many acres of slopes surrounding the wetlands of the Ware Creek Basin into a passive open space system. This open space system will ultimately link with three golf courses and a system of parks and community recreation buildings. LandMark Design Group has provided environmental planning and permitting for stormwater management systems to meet state and county design standards and Chesapeake Bay Preservation Act requirements and prepared all documentation for one multi-regional permit for wetland impacts.

The Stonehouse "Supplemental Master Plan Summary Report" received a "Meritorious Award" by the Virginia Chapter of the American Planning Association in 1991, demonstrating an excellent application of professional planning methods.

Stonehouse L.L.C. selected LandMark Design Group for the design and consultation of a wastewater lift station located in Development Area One, Phase I of the Stonehouse Planned Unit Development (PUD). The wastewater lift station was designed to serve virtually all of Development Area One, Phase I, which is projected to have a total of 1403 equivalent residential connections (ERC). The design of the lift station and force main was completed in 1997. This project involved the installation of approximately 3500 feet of force main, and ultimately ties into the Hampton Roads Sanitation District force main along State Route 30.

LandMark Design Group worked closely with the James City Service Authority from early stages of design through final inspection with the Commonwealth of Virginia Department of Environmental Quality and the Department of Health. Construction of this facility was completed in 1998. The James City Service Authority took over ownership of the lift station and force main and placed their maintenance and operation program in effect.

Wetland mitigation services have included the construction of two multiple-benefit projects solving both stormwater management and wetland mitigation needs. The first was constructed within the first regional stormwater detention facility for the industrial park. The second was constructed near the Legends at Stonehouse golf course and was designed to meet the additional challenge of being aesthetically appealing while achieving regulatory requirements.
