Kingsmill on the James Planned Residential Community

LandMark Design Group has been associated with the development of the Kingsmill residential community since 1971. We were retained initially as planners for the Kingsmill Marina on the James River.

The firm later undertook the planning and engineering responsibilities for the individual clustered developments within the 3,100 acres of Kingsmill. This work included the design of over 1,500 single-family, detached and multi-family residential areas including Littletown Quarter, Winster Fax and Quarterpath Trace cluster developments.

Our services entailed all surveying, including topographic and boundary surveys, plats, research, location surveys and hydrographic services at the marina.

LandMark Design Group designed a competition-class tennis facility as part of the recreational facilities at Kingsmill on the James. The facility is 7 acres including a one-story clubhouse, substantial parking, a service/access roadway and tennis courts. Two of the courts are all-weather and the remaining are Har-Tru.

A unique feature of this facility is the utilization of the hilly terrain to site the courts so that terraced spectator areas surround the stadium courts, which eliminated the need for stadium seating and enhances the beauty of the site during non-tournament activities. The Kingsmill Tennis Center was featured in the May 1991, issue of World Tennis magazine. The center was named "Editor's Choice" as a premier tennis vacation spot and was cited for "its overall excellence."

LandMark Design Group designed over 20 miles of roadway, the master drainage system, the sanitary sewer system and the water distribution system for the community. We have conducted surveys and soils investigations, designed site grading, planting plans and utilities systems. Environmental permits were secured for the force main crossing of Grove Creek. Working with agency representatives, joint site visits were conducted, permit applications were prepared and submitted and design changes were recommended to accommodate environmental concerns.

LandMark Design Group designed virtually all storm drainage systems associated with this 3,100-acre single/multi-family, golf course community. While most of the design work has been done in conjunction with the development of raw land, we have also had the challenging opportunity to design features to remedy areas that became unstable due to natural occurrences or development upstream.

Non-residential improvements since 1972 have exceeded $20 million.
