After successful completion of the rezoning process, the
authority purchased the property and began preliminary design
work on all infrastructure systems for preparation of the
proforma for marketing the project. The development, an upscale
suburban corporate park, consists of three primary areas:
research and development, low density office and medium density
office. The park entrance, with major drainage lakes and a
fountain feature, as well as Phase One roads and utilities,
were completed in 1991.
LandMark Design Group provided surveying, planning, environmental,
engineering, and landscape architecture services for the development
of the roadway plans for Corporate Landing Parkway and Culver
Lane.
Corporate Landing Parkway, a four-lane divided roadway, serves
as the major access through the park. A segment of the roadway
from Dam Neck Road south was built with the opening of the
park. LandMark Design Group extended Corporate Landing Parkway
the remaining 2,500 feet from its existing terminus to General
Booth Boulevard at Culver Lane. The project also included
widening 2,000 feet of Culver Lane from two to four lanes.
The completed improvements opened to traffic on November 2,
2000, on-time and within budget.
Storm drainage, water, and sanitary sewer were installed
along the extension of Corporate Landing Parkway and were
each designed to serve the anticipated land uses within the
office park. Development of Phase I of the park is complete
and final expansion of the park is underway.
